I Need Software Package To Help Manage My Rental Property?

Having recently purchased a property which I intend renting out to student, I am seeking a software package to assist me.
I want it to help manage my tenants rental records/inventory/residents identity data and tax returns. I have seen demos of such on the web but would welcome some comments.

    We use an incredibly good one – but it would be far too expensive and underused for you.
    All you really need is a file – with dividers.
    Soooo in this sort of order:
    1. References
    2. Signed Six Month Shorthold tenancy
    3. EPC and gas safe certificate carried out
    4. Inventory completed – be as detailed as you want! Include meter readings here.
    5, Payment of first months rent and deposit. Keys handed over with signed contracts at this stage, after standing orders are signed.
    6. Tenants assessment of the inventory handed back – incidentally take photographs before renting – nothing like photographic evidence when they argue about things. And if you offer washing machine, f freezer etc detail who is to pay when these things go wrong.
    7. Check bank account on correct date for rent paid in.
    7.or even 8! You don’t need to keep your tenants residents info – just copies.
    You need a short list of trustworthy gas/electric/water tradesmen to hand.
    Inform the local council (council tax) water authority about the new tenants. We usually allow them to chose their gas.electric suppliers.
